A reputable home inspector is one of your primary and best layers of protection during a home purchase. But, it can sometimes feel overwhelming and daunting. I aim to make the entire experience as easy and educational as possible because I know you are probably under some stress – to put it lightly.

Enter the ‘Action List’

If you hire me you will receive a very detailed report covering every aspect of the home and several hundred photos to go along with the report. Once you decide, with your realtor, what items in the report you want addressed to satisfy your purchase the realtor is usually tasked with cobbling together a repair list by taking screenshots from the report. Most of the time you only want to send the seller or listing agent the parts of the report that are of concern. Creating these lists has, until now, been a cumbersome, frustrating and time-consuming task.

My ‘Action List’ is a very simple tool that lists all of the items and recommendations from my report in a separate and concise list. You simply go through the list and check off any items you would like to include. In each item you also have the option to enter your own comments, attach any photos I took from the report, and add an action (repair, replace, cash allowance, etc).

Once you are satisfied with the list simply click Publish at the bottom and a PDF will be created. Now you can easily send a professional looking and easy to understand repair list to the seller or listing agent. If at any time you or your realtor goes back into the Action List to make an edit it will create a new version. All versions of the list will be displayed at the top of the page.  It’s quick, easy and professional.
